PRECONSTRUCTION
Hiring a ceiling and wall panel subcontractor: a bid checklist
A practical checklist for general contractors preparing a furnishing-and-installation scope in Southern California.
Start with the complete furnishing and installation scope
A clear invitation to bid helps a subcontractor understand what is being priced. Identify which acoustic ceilings, acoustic wall panels, FRP wall panels, and specialty ceiling or wall systems are included. Share the current drawings, specifications, and relevant addenda together so the estimate is based on a consistent set of documents.
Connect drawings to finish selections
Ceiling plans and wall elevations should point to the corresponding finish schedule and specifications. Flag material options that are still being evaluated, and identify areas where the design is incomplete. Ask for any requested alternates to be priced separately so they can be compared without losing track of the base scope.
Describe access, phasing, and coordination
Include the project address, bid due date, anticipated installation window, and any known phasing or working-hour constraints. Explain whether work will occur in an occupied building. Identify coordination needs with lighting, mechanical systems, electrical devices, and adjacent finishes so the conversation starts before installation.
Compare the scope as carefully as the price
Review each proposal’s inclusions, exclusions, material assumptions, and schedule assumptions. Clarify differences before awarding the work. A useful comparison makes it easier to see whether each bidder has allowed for the same project requirements.
